03-03-2020 Update: A couple nights ago, there was a “neighborhood meeting” where Stock Development had about a 30 minute opportunity to present their vision and details of the One Naples project. I would say there were several hundred people who showed up to this meeting in opposition to this project. Members of this crowd were heckling the presenters, literally booing, and someone yelled out “nobody cares”, and another said “wrap it up” as the owners of this property conducted their presentation.

Work With Them! This project does not need to be done in a week, just work with them, and give them some other options that you feel may blend in better, or is a little closer to what YOU want! These are reasonable, professional people you are dealing with here. Don’t just show up and boo! Tell them SPECIFICALLY what you don’t like, what you do like (there has to be something), and collaborate.

Although Sock Development is the owner of this parcel of land, they would need variances and changes to zoning to build the project as they have presented it. Members of the crowd threatened to “fight it all the way”.

Here are some of the questions Stock Development addressed:

Q: How tall are surrounding buildings?

A: The Ritz-Carlton Beach Resort is 13 stories. Trieste at Bay Colony is 19 stories over one story of parking. The Remington at Bay Colony is 21 stories over one story of parking. One Naples will be 18 stories over three stories of parking.

Q: Will public parking be provided?

A: Yes. The project includes public parking spaces on Vanderbilt Beach Road and Gulf Shore Drive.

Q: How long will it take to build the project?

A: The condo tower is expected to take approximately 24 months to build, mid-rise buildings 16 months and the low-rise buildings 12 months.

Q: Will the marina be public?

A: The marina will continue to offer fueling facilities and a small marina store accessible to the public. The slips will be private with the exception of transient docking for use of the marina.

Q: Is there currently enough capacity of Vanderbilt Beach Road?

A: Yes. Part of Collier County’s annual transportation review includes an analysis of available capacity. Based on the Collier County Transportation’s Annual Update & Inventory Report, there are currently 298 PM peak hour trips available. Based on the project’s current density and schedule of uses, the project is projected to generate 140 PM peak hour trips.

Q: Will Vanderbilt Beach Road be expanded?

A: Collier County currently has no plans to expand Vanderbilt Beach Road from U.S. 41 to Gulf Shore Drive.

Q: Will the roads continue to be public?

A: In connection with the developer’s application, Southbay Drive, Gulfshore Court and a portion of Center Street are proposed to be vacated and revert to private ownership and maintenance.

Q: Will any part of the building be public?

A: The new Southbay Realty, coffee shop, deli and proposed restaurant will be open to the public.
